Workman LLP signs 10-year lease at 19 Cornwall Street, securing 4,437 sq ft suite
Kier Property is pleased to announce that Workman LLP, the UK’s largest independent commercial property management and building consultancy firm, has signed a 10-year lease for Suite B (4,437 sq ft) at 19 Cornwall Street.
The move marks a significant milestone in Workman’s search for a new Birmingham home. At 19 Cornwall Street, Workman has selected a space that reflects its values: a highly sustainable, people-first, future-ready workplace that is impressive for clients and energising for staff.
The ground floor suite offers its own dedicated access from Cornwall Street. Although Workman has direct access to their suite, there is the opportunity to use the main entrance for visitors and staff to maximise the building’s arrival experience, connecting directly with the high-quality reception and shared spaces that define 19 Cornwall Street’s smart, contemporary identity.
The building has been designed to prioritise operational efficiency, wellbeing and long-term value, reflected in its core attributes:
- Smart, intuitive systems that enhance real-time performance and support a healthy, comfortable working environment.
- Strong sustainability credentials, enabling low-energy operation and responsible, future-ready occupation.

Kier confirms commitment to Birmingham choosing net zero office space in the heart of its business district
Kier, a leading UK infrastructure services, construction and property group, is creating a new Midlands hub, taking residency in 19 Cornwall Street, a net zero office in the heart of Birmingham’s business district.
The Group’s Property arm has been responsible for transforming the 139,000 sq ft office space into a contemporary, energy efficient space, which now has six floors of standout space, a roof terrace, breakout and communal areas and 150 car parking spaces and bicycle storage. It is an all-electric building with zero on-site fossil fuel consumption and is on track to achieve the highest sustainability ratings, including BREEAM Excellent certification, WELL Gold certification and NABERS 5 Star Design Reviewed Target Rating.
From Summer 2026, the Group will occupy the first floor of the office, joining Squire Patton Boggs who will also be tenants. Birmingham is a strategically-important location for Kier, having operated in the area to deliver vital infrastructure, including a new Learning Campus for Midland Met, upgrading works for Severn Trent and the Canal and River Trust, providing highways services for Birmingham City Council and transforming further office space in the city.
Kier’s Real Estate team undertook a detailed comparative review of several newly refurbished and developed office buildings across Birmingham to ensure the chosen location met the company’s long term operational, sustainability and people focused priorities. The assessment considered transport links, environmental performance, digital capability, floorplate efficiency, design quality and the ability to create a cohesive, collaborative working environment. Following this evaluation, 19 Cornwall Street emerged as the strongest option, offering the best alignment with Kier’s requirements and providing the flexibility and future proofing needed to support its teams for years to come.
Kier funds, designs, builds and maintains projects in the built environment and its occupancy at 19 Cornwall Street supports its 360 approach. With Kier currently employing 80 graduates and apprentices in the West Midlands, as well as supporting over 370 local supply chain companies and providing employment and careers opportunities, with 1322 weeks of training provided between October 2024 and September 2025 – this new office space is set to be a destination space to support Kier’s delivery in the area.

19 Cornwall Street benefits from unbeatable connectivity, just minutes from both Birmingham New Street Station and the city’s main bus interchange. Kier Property is focusing on letting the remaining floors and will be announcing another new tenant shortly.

First Landmark Letting at 19 Cornwall Street to Squire Patton Boggs
Kier Property is thrilled to announce the successful letting of the entire second floor – spanning 22,231 sq ft of its prestigious office building at 19 Cornwall Street, Birmingham to global law firm Squire Patton Boggs.
Squire Patton Boggs will relocate from its current office in Edmund Street in mid-2026, demonstrating the firm’s commitment to the Midlands market.
Key Highlights of the deal include:
- Unit Size: 22,231 sq ft (2,065.3 m²) of Grade A office space.
- 19 Cornwall Street benefits from unbeatable connectivity, situated in the core central business district, being just a stone’s throw from both Birmingham New Street Station and the city’s main bus interchange.
- The lease is scheduled to commence on 1st October 2025, with a lease term of 10 years.
- The lease was facilitated by CBRE and Cushman & Wakefield.
Driven by demand from modern forward-thinking occupiers,19 Cornwall Street is a prime destination for businesses seeking premium workspace in a commuter-friendly location with excellent local amenities.
The building also incorporates a range of sustainable features, including energy-efficient systems, low-carbon construction materials, and enhanced insulation. These not only reduce its environmental impact but also contribute to lower operational costs for occupiers.

We expect to see Squire Patton Boggs, a global law firm with a strong presence in Birmingham, to move in their new space in mid-2026.”
Scott Rutherford, of Cushman & Wakefield, said: “This letting reflects the sustained confidence in Birmingham’s commercial leasing market. Demand for Grade A workspace with excellent connectivity remains elevated and we’ve seen businesses making long-term commitments.”
